I had a major main sewer line blockage ( I thought) that I couldn't get cleared with the not knowing unlicensed plumber I called late in the day on a Saturday. He told me I had a collapsed main sewer line and needed to be dug up and repaired. OK, thank you but I will call a licensed plumber on Monday. I called 5 different companies in and around the Modesto area and couldn't get one to either call me or come out to give me an estimate. My wife was looking here in yelp and found F & F plumbings previous franchised company called Benjermin Franklin plumbing. They were reviewed with 5 stars for all their yelp reviews so I called. I spoke with Darin who said he could be at my home in 30 mins. AWESOME!! Finally someone who could come to my home! Darin arrived within the stated time along with coworker Issac. Darin gave me the estimate for digging up the main sewer line and repairing the damage. Darin then told me that he could do it right than and there! WHAT?! Ok, no one else called back, you got the job! I have 2 teenage daughters and a wife so this needed to be fixed ASAP. Issac and Darin rocked the job! They dug down about 5-6 feet, found the main sewer line, took out the old white PVC pipe and found that the city lateral clay line was FULL of roots from the city tree. They cleared the line, repiped the clean out and connection to the city clay lateral with black ABS pipe and heavy duty bands that will hold better that the cheap band put in by K&B homes. They took pictures of the root filled clay lateral along with the completed repair before back filling the hole and sent them to me. All and all they were here for 6+ hours and left my home spotless and with a clear and flowing main sewer line! These guys know their trade and get the job done! They are now my go to plumbers and drain clear company now! Thank you Darin & Issac for a job well done!!!

Mike is awesome...I needed to install a gas line from my meter to my kitchen in a two story home. I had several plumbers come out and give me quotes. Some were way to high and some to low to seem safe. He quoted me a fair price and reasonable time frame. Juancho and Darin actually came out and did the job in a half of a day. Mike came to check the work and make sure it was right. I love the work they did so much that just this week my shower wouldn't turn off and I text him around 9pm. He came out the next day and got the shower plugged and ordered a new valve. I would recommend him to everybody. He really knows his stuff.

I had a "friend" replace a kitchen faucet. He is not a plumber. While he was under the sink he mentioned the P pipe was getting old and should be replaced. As he was finishing he reconnected the garbage disposal but not the dishwasher since I don't use the dishwasher. The garbage disposal would not turn off no matter what position the switch was on. We pulled the plug. My friend was going to send a true plumber and electrician friend. But I decided to call Mike Neal who has put in Toto toilets in my house. Mike answered right away and first off, Mike has the most reassuring attitude and voice. I sent him a photo of the P pipe and he said "it's not leaking? What's to fix? You already have a bucket underneath?" I mean, what kind of plumber says that instead of quoting his hourly rate??? Then Mike says "Could he have plugged the disposal into the wrong socket?" Yup, you got it. Mike came right out, plugged the disposal plug into the correct socket and grinned. He then checked the P pipe and stood by his assessment of "if it ain't broke, don't fix it."He didn't want to charge me, I think he was laughing under his mask so I paid him off in fresh tamales and fresh caught salmon. Next time I won't use a handyman although that was a pretty good competency test. Mike's one of a kind but I bet he's teaching his son the same old fashioned decency.

For the last few days we were trying to wrap our heads around the mystery dripping noises happening in the vicinity of our newly installed washer/dryer. Which sits right next to a family bathroom. It was like a strange kind of water torture, both the sound of the constant dripping as well as the brain tickling dissonance of the sound of water with no water spots, no moisture, no puddle. We called several services, one said- thanks for the service request, we will get back with you. No reply. One said (not having looked in person)- "We will need to cut into your walls to see what is going on. Are you sure you want me to come out and do that?" Another one said- "We will come out and evaluate for a free estimate." We confirmed the date and time... and then they never showed, nor replied to my inquiry texts. So I called Friends and Family. Mike answered- came out within 30 minutes (Lucky me, he happened to be just down the street!). No charge for assessment. No need to cut into my walls. Came to my door with a mask already on and a friendly demeanor. Brilliantly solved the mystery of the dripping- had nothing to do with the washer/ dryer. Nor the bathroom pipes. He climbed into my attic to show me pictures of the line of condensation from the air conditioner and where and how that would lead to dripping sounds. He not only focused on my problem and listened to what I thought was the problem, he also looked at the whole household system. I switched off the air conditioner and no more dripping. With the air on, I can rest assured that the dripping isn't something that wasn't already planned for by the housing developers. Brilliant. Highly recommend.
